When You Find The "Almost" Perfect House, But Want To Make It Home.

Back in my early days of lending, I recall quite vividly the very first Rehab Loan I did.  While I did some legwork in actually knowing the ropes of that particular product before advertising the bejesus out of a very niche loan, I still was caught like a reindeer in some oncoming car's speeding headlights when trying to get them closed in a streamlined sort of fashion.  And then, I had it mastered.  As my particular luck would have it, most of those programs disappeared shortly thereafter.

The echoes in the back of my head rang of a long-lost product I had only heard about and most of what I heard were borderline horror stories.  The FHA 203(K) loan reared its mysterious head and stared me in my wide-eyed glance.  I gotta admit, there was major hesitation on my part in even wanting to get involved in such a misunderstood product.  I knew little about it and wanted to concentrate more on the Conventional sort of stuff that I grew up with in the industry... at least at that point.  Hey, of course I want to corner the market, but not at the risk of looking like an incompetent SOB at the end of the day.

Then, I encountered experts in that very product.  I figured, let's roll repair.

After doing more homework than my combined High School & College Education would vouch that I did back in the day, I chose to go after a market that just may make a dent in not only enhancing the housing market... but the very neighborhoods we live in.

This is just a taste of the FHA 203(K) Renovation Loan!

  • Add a deck or porch, makes for one heck of a Summertime BBQ.
  • Upgrade the electrical system and avoid reading overdue utility bills under candlelight.
  • Modernize the kitchen and watch the The Food Channel in a comparable stadium.
  • Replace a furnace and heck, it's a furnace.  You really don't want that entity breaking down anytime soon!
  • Paint the exterior and/or interior.  Yours could be the only lavender house in the neighborhood:)
  • Install new carpeting.  There's nothing like getting rid of stained residue from a German Shepard you never owned.
  • Remodel a bathroom.  Hey, might as well let loose of your naked body in comfortable surroundings!
  • Replace roofing and/or siding.  There were 58 mile per hour winds in Pennsylvania today, that stuff may come in handy.
  • Refinish wood floors.  That's a big selling point for yours truly.  I adore wood floors and have an aggressive amount of ShamWow merchandise to prove it:)

Program Features:

  • Low down payment
  • Buy and remodel a home with one mortgage!  You can finance the purchase plus the cost of the improvements with one monthly mortgage payment.
  • At least $5,000 in repairs needed to qualify for the 203(K) Loan.
  • They can be used for owner occupied 1-4 unit family dwellings.
  • Closing takes place before the improvements/repairs are made.
  • Money for the repairs and renovations is held in an escrow account and paid out after each phase of work is completed, inspected and approved.
  • By the way, they are fixed rates!

City of Seattle planning on requiring energy performance scores for homeowners

This idea has also been proposed in Texas and I would love to hear your thoughts about it.  How will it affect the sale on the majority of homes on the market?

I'm all for environmentally friendly practices and I've written for a few years now about various ways to help improve the energy efficiency of homes that are not new construction as well as highlighting programs that utility companies offer for these kinds of home improvements.  In a meeting I was in this week at the Bellevue office of the Seattle-King County Association of Realtors, there was discussion regarding Seattle's plan to make a potential mandatory requirement of energy audits on home owners when they sell their home.  Concerns were raised that these audits would be required at the point of sale of a home and that if a home didn't pass some currently unknown acceptable level it could cancel a sale.

Hmmmmm.... let's see... is this a good idea?

It all stems from a greater common goal of reducing human carbon emissions in commercial and residential buildings which are the largest source of releasing greenhouse gases into the atmosphere.  Seattle is trying to lead the way nationally and as part of its plans has put together the Green Building Task Force.  You can read more about the program at this link.

What I'd like to know is whether this will remain a choice by homeowners, to have the energy performance scoring, or if the city will force sellers to not only be tested, then advertise in property listings what their rating is, but to also then make changes that will upgrade properties as part of a sale.  Some are hypothesizing that this will happen.  I think there'd be too much lashback to have that happen, but you never know.  I'm also of the mind that those that are for the preservation of historic style homes will also weigh in on the potentially devastating aesthetic effect that forced upgrades might create in some of our most charming parts of the city where early 1900's homes exist.

I've already offered to be a test case and to be on the pilot program that would include local real estate agents.  In fact, I actually suggested that they not only ask agents to offer these tests to their clients but to also be a recipient of one of the audits personally to better understand the program and results.  Leading by example is a big thing for me and it only make sense given the line of work.  Plus, I'm also wondering if items outside the house will be part of the overall scoring process.  What is you recapture rain from roofs and decks in rain barrels?  Organic gardening?

Living Green In The Woodlands- Buy Green, Buy Local

The Woodlands Farmers Market I don't know how many of you were able to attend The Woodlands Going Green Series last Monday, but I have to say that it was probably the most educational speaking event that I have attended in a very long time.

The whole hour revolved around the Farmers Market that is in the Grogan's Mill Shopping Center every Saturday- Seasonally of course.  We also had the opportunity to listen to some of the amazing Business Owners that have products there.

Out of all of this has sparked a new series for the Living Green in The Woodlands community-

Buy Green-Buy Local: Local Green Businesses that you need to know about.

Two of these are Nativa Soaps and Marcello with Nourish.  Marcello is an amazing guy that makes Bread with Natural and Organic products-none of those ingredients that you can't pronounce.  In the mean time if Saturday rolls around, go check it out.

For dinner tonight I am fixing a Free Range Chicken that I bought there Saturday along with Homegrown veggies!

Houston Solar Tour 2008- What a Blast!

The ASES Solar Tour hosted by the Houston Renewable Energy Group was held last Saturday and was a Blast!  Although we are still waiting on a complete head count, I heard one location had as many as 180 people show up!  With over 20 projects on the tour this year, I know the total number of attendees will be amazing!

The tour hosted everything from Solar Attic fans to Virginia Point which is a LEED home under construction that has 140 Solar Panels on it.  This home creates more power than I use in my home every year! 

The project that sticks out in my mind as being really interesting is the one on Waugh Dr.  It is 2 sales offices that are made from shipping containers.  I had the opportunity to speak with Joe Meppelink of MetaLab while I was on the tour and what a fascinating guy.  You can bet that an interview with him will be coming shortly.  The 2 shipping containers are run off of 10 solar panels- All of which sustained Hurricane Ike without a scratch. 

We then had a Solar Social at Discovery Green Downtown from 4-6 where Whole Foods and other vendors were there handing out educational literature and freebies.  Thank you to all of the vendors that showed up!  There was also live music that kept of hopping.

The Wrath of Ike in Spring

Finally got power on Day 8 after Hurrican Ike.  It has been crazy.  Neighbors starting to put fences back up, debris starting to get taken away, Insurance Adjusters coming out and making some people happy, others not so much.  Overall, most of us were lucky and walked away alive and well.

Up here in the Suburbs on the North side of Houston called Spring- Just south of The Woodlands, North of Downtown.  Something I often hear from folks relocating in to Houston is "Do we need to be concerned with Hurricanes this Far North?"  Well, the answer depends on what you are worried about.  Flooding? Winds?  Tornadoes?  Although not often, we can get some damage up here atleast 75 miles from the coast. Typically there is not a whole lot to worry about.  The storm will come through, we have a little mess to clean up with tree limbs, power will go out for not even a day....not too bad or worse that you would find with a normal bad storm anywhere in the world.

Hurricane Ike was one of those that took us by surprise and is kind of rare. 

Granted, not anywhere near as bad as Crystal Beach or Bolivar Peninsula along the coast- But we did get some.  Homeowner's Insuance in my opinion is a MUST even if you owe nothing on the property and are not required to have it.  Although most areas do not Flood, for about $300 a year you can get full flood insurance (when it is NOT required) and that seems to be worth it to me, especially if you think that a torrential rainstorm may not drain quickly in your yard.  Any rising water is considered 'flooding'.  

Survey when buying the property?  Yes!  Mine will come in handy when rebuilding my own fence. 

All of these tools really come in handy when that once every so often big storm rolls through- Even if it is not for another 25 years, you never know.

I thought I would share a few of the pictures that I have taken over the past week so that you could see what 75 miles away from the coast looks like from Hurricane Ike.  Many of these were taken within 2 days of the storm and the streets are mostly clear now.  Just FYI.
